From 2011 to 2015, Arizona’s housing market recovered from the 2008 crash, with low prices and high investor activity. Between 2016 and 2019, strong job growth and population gains led to steady home value appreciation across the state. In 2020 and 2021, record-low interest rates and pandemic-driven migration sparked a housing boom, pushing prices to historic highs. And by mid-2022, the housing market peaked, but rising mortgage rates in 2023 slowed demand and started to extended days on market.

As of early 2025, the market has stabilized with moderate pricing, longer listing times, and renewed buyer caution.
